Can You Pressure Wash Your Own Roof? Why It's a Bad Idea

Yes, you can hire a pressure washer and clean your own roof — but you almost certainly should not. Here is what goes wrong, what it costs to fix, and what insurance does and doesn't cover for DIY damage.

Can you pressure wash your own roof? You can hire a machine and try — but you shouldn't. A normal pressure washer is too strong for tiles. It strips the surface, loosens ridge tiles and forces water under the tile line. It also voids your tile warranty and may void your home insurance. The £100 you save can become a £3,000 repair.

What Goes Wrong With DIY Roof Cleaning

  • Tile granules stripped off: Concrete tiles have a protective granule coating. High pressure strips it. The tile becomes porous, water soaks in, freezes, and cracks the tile from inside out — usually 12-24 months later.
  • Ridge tiles dislodged: The mortar holding ridge tiles in place blows out under high pressure. Loose ridge tiles let water under the ridgeline, which causes major leaks.
  • Water forced under tiles: Roof tiles are designed to shed water flowing downward. High pressure forces water sideways and upward, behind the tile line, into the felt layer and timbers.
  • Moss spores spread, not killed: Pressure alone removes visible moss but aerosolises spores. They land in cracks and pores and regrow faster than before.

Insurance: What DIY Roof Cleaning Voids

The Safer Alternative: Roof Brush or Scraping

If you genuinely want to do something yourself, a soft brush on a long pole from a safe position is harmless. Brush off loose moss in dry conditions.
